Monthly Housing Market Update April 2023

The average sale price in Franklin County continues to rise reflecting an increase of 2.48 percent from the same time last year and a 5.95 percent increase from last month. Our inventory also reflects a slight increase from last month.

In April, homes averaged 18 days on market, a 37.9 percent decrease from March reflecting our market is in full flurry. Inventory continues to play a big part in all of this. A balanced housing market requires about 5-6 months of inventory. While the inventory in Franklin County shows a slight increase from the same time last year and a slight increase from last month, we still have less than one month of inventory.
